Those jobs should just disappear. They are poverty traps.Employment crisis would explode even worse than it is. There are millions of unfilled open positions right now. Get a job.

A UBI would provide the same incentive to work, as you'll reap all the benefit. It'll just make sure people aren't crazy stressed, forced to turn to crime, etc.

This is unfortunately true. Still, as economists we should be doing more research on this. Empirical research is near impossible, since the small scale experiments here and there will not show the larger macro level effects of the policy. Still there could be theory research here and a good application for ABMs. More useful than all the stock trading ABMs.

Wouldn't the amount of UBI just increase the base amount of housing costs? So if UBI is X, then wouldn't housing costs just increase to +X?

It feels like that is what has happened with higher minimum wages. Minimum wages increased in some locations, and housing costs increased in tandem there.
